Capability Statement

One of the largest residential-zoned developments in Townsville will officially launch stage one in Townsville’s southwest today, with 20 homesites on offer.

National award-winning developer, Urbex, acquired the 80.27-hectare site in mid 2022 in a strategic move to combat the growing population and new home buyer and investor interest demand. The plans will see 850 homesites at the Somers and Hervey development delivered over the next 15 years.

Urbex General Manager, Peter Sherrie, is thrilled to be introducing another diverse community to the North Queensland region.

“Our commitment to delivering well-connected communities across the nation is our specialty and we are proud to not only deliver diverse homesites but an unparalleled living experience for Townsville residents,” Sherrie said.

“This is our eighth master planned community in the region after successfully giving life to more than 8,000 dream homesites across the country that have been transformed into ideal living spaces by Australian families who proudly call an Urbex community home.”

The $136 million expansive residential development, nestled between Mount Stuart and The Pinnacles, boasts seamless connectivity with the addition of a new on-ramp from Beck Drive to the Ring Road, bridging residents to essential amenities including James Cook University, Townsville Hospital, and Lavarack Barracks.

Situated amidst well-established amenities and facilities in Townsville’s southwest, Somers and Hervey is poised to evolve into a vibrant lifestyle hub for approximately 2,000 residents.

Urbex’s Project Director, David Argent, is pleased to provide a diverse standard of living, and the opportunity for new home buyers and investors to become part of the growing community.

“We are excited to unveil stage one of Somers and Hervey after acquiring the site in May 2022,” Argent said.

“We are well-versed in delivering diverse communities to North Queensland, and with our eighth community underway and title expected for June this year, Townsville residents can expect an elevated contemporary living experience at Somers and Hervey.”

With Townsville marked as a key growth area in Queensland, Urbex are strategically positioned to deliver over 1,000 homesites across their two master planned communities in Bohle Plains and the Upper Ross region across the next 15 years.

Urbex Realty General Manager, Craig Covacich, has seen strong demand in Townsville from first home buyers and investors looking at new home construction.

“Recently we have seen a boost in demand and increased buyer confidence for new home builds, with six sales in seven days at our Bohle Plains development, The Reserve,” Covacich said.

“We know the demand will continue to grow as new home buyers and investors look to enter the property market in Townsville and we are thrilled to offer diverse, open plan homesites to suit every buyer or investor.”

Starting from *$162,000, stage one of the Buttonwood land release will feature 20 lots ranging from 375m2 to 748m2 in the Dotswood precinct and will be bordered by open space, landscaped streets, walking and bike trails, and playgrounds to offer an active, relaxed, lifestyle.
