A quiet pocket tucked away in Sunshine Coast’s hinterland is fast becoming a hot spot for buyers looking for their slice of hinterland paradise.
Husband and wife Darren and Mandy never expected to call Mooloolah Valley their forever home but after their Graceville home in Brisbane’s south-west flooded for the second time, the property search began.
“We cherished our time in Graceville but after our home flooded in 2022 we had to rethink our future,” Mandy said.
With Darren’s job based in Burpengary the couple were on the lookout for a serene location to build a home they will never have to leave.
“Peacefulness and a strong sense of community were essential for us, just like in Graceville,” Mandy continued.
“We went for a drive around the Sunshine Coast hinterland and were recommended to take a drive through Mooloolah Valley, which was a first for us.
“Driving through the tight knit town, we discovered Hillside, and immediately knew it was the perfect spot for us.”
The couple purchased a spacious 720m2 block within the Hillside community with plans to start the build of their four-bedroom masterpiece within the next month.
“We were thrilled to find our little piece of paradise on the Sunshine Coast and are looking forward to seeing our custom build come to life by March next year. The blend of nature and proximity to the ocean is the perfect balance.”
According to Core Logic’s regional market updates for May 2024, Regional Queensland has experienced strong growth. Specifically, the Sunshine Coast property market saw a 3.2 per cent increase over the past quarter and a 10 per cent rise over the past year, with median values reaching $1.1 million in early 2024.
This surge highlights the regions soaring popularity and high demand for coastal and hinterland properties.
Amid this boom, Mooloolah Valley stands out for its comparative affordability, drawing a diverse range of buyers, with 60 properties sold in the last 12 months, based on CoreLogic data.
Mooloolah Valley offers a greater range of affordable and generously sized home sites compared to other Sunshine Coast land offerings, particularly the coastal suburbs where median prices can exceed $1.2 million.
Urbex Realty General Manager, Craig Covacich, has noticed a marked increase in demand for the hinterland area with consumers drawn to boutique lifestyle opportunities that offer both space and connection to a village-style community with all necessary amenities.
“We have seen strong interest for our Hillside lots in Mooloolah Valley, with a significant uplift in sales over the past six months, underscoring the appeal of spacious, cost-effective living options in the hinterland,” Craig said.
“As a result of sky-high real estate prices along the eastern seaboard, more couples and families look that little bit further inland for affordable, spacious living options. The regions serene hinterland environment, strong community feel and proximity to nature are key factors in driving this demand.”
Nestled within a picturesque landscape, Hillside, an Urbex community in Mooloolah Valley, offer spacious lots ranging from 710m2 to 1,719m2 at an average price of $615,773.
These premium land releases offer an opportunity to create a slice of paradise on the Sunshine Coast.
Land has been selling swiftly, with limited lots available in The Treeline land release featuring homesites from 710m2 to 805m2, set amidst the natural beauty of the hinterland, offering tranquillity and privacy.
The Ridgeline premium land release includes 13 impressive homesites, spanning from 1,000m2 to 1,719m2 of prime elevated land, providing exclusivity and breathtaking natural vistas.
“Over the next 12-months, we foresee the Treeline and Ridgeline releases to be snapped up, and a new release to hit the market.”
